Setting up COM3 for Xenix 286 2.2.3

The subject says it all.  I want to setup a modem as COM3 at work, and a
2-port serial board as COM3 and 4 at home.  I saved the article on how to 
do this, but Mr. Murphy intervened and I lost it just before it was needed.
